Rent Manager Pricing 2026, Basic vs Plus vs Premium Per Unit Cost

Rent Manager pricing is now quote-only. The last per-unit prices Rent Manager published, in January 2025, were Basic at $1.00 per unit per month with a $200 monthly minimum, Plus at $1.75 with a $350 minimum and Premium at $2.50 with a $500 minimum. Every bundle included unlimited users, and implementation was priced at twice the monthly fee. Any portfolio under 200 units pays the minimum.

We read the current Rent Manager Compare Bundles page in September 2026 and pulled the earlier published prices from archived copies of the same page. Most review sites still quote an older set of numbers, $1.50 for Plus and $2.25 for Premium, which date from 2023. If a site shows those figures, it has not been checked since.

How much does Rent Manager cost per unit?

Rent Manager charges per unit per month, with a floor. The table shows how the published rates moved before the page switched to quotes.

Two patterns are worth knowing before the sales call. Plus went up about 17 percent and Premium about 11 percent between 2023 and early 2025, so a quote in 2026 is unlikely to be below the January 2025 rate. And every minimum works out to exactly 200 units at its bundle rate. That makes 200 units the break point: below it, you pay the same monthly fee whether you manage 40 doors or 190.

What does Rent Manager cost for my portfolio?

Here is what the last published rates work out to by portfolio size. Treat these as a budget estimate, not a quote.

At 500 units, the gap between Basic and Premium is $750 a month, or $9,000 a year. That is the number to weigh against the features Premium adds, and Plus, which Rent Manager labels its most popular bundle, sits between the two at $875.

What is included in Rent Manager Basic, Plus and Premium?

Accounting is the same system on every bundle. General ledger, owner statements, AP, AR, budgeting and bank reconciliation are part of Basic. What changes as you go up is mobile field work, communication, and how much AI and hands-on support you get.

Which Rent Manager bundle do I need?

Pick by how your team works, not by unit count.

Basic fits an accounting-led company: a small office, owners who want clean statements, and maintenance handled by vendors who do not need the mobile app. It also fits anyone under 200 units, where the minimum makes Basic the cheapest by $150 to $300 a month.

Plus fits a company with its own maintenance techs in the field, or one that texts tenants about rent, outages and inspections. The Pro mobile app and service tech mapping are the features that earn back the $0.75 per unit difference.

Premium fits larger operations that run video inspections and scheduled maintenance at volume, and want a named customer success team. At 1,000 units it costs $750 a month more than Plus, so ask in the demo which of its features you would use in the first 90 days.

What costs are not in the Rent Manager subscription?

• Implementation. Priced at two times the monthly fee on the last published schedule.
• Phone and texting. Text broadcast needs a purchased number and registration, and the integrated rmVoIP phone system is its own service.
• Call center. Rent Manager resells a 24/7 maintenance and leasing call center run by a partner.
• Custom website. Built by the Rent Manager professional services web team.
• Integrations. Rent Manager connects to more than 200 providers; many of them bill you directly.
• Payments, screening and other preferred integrations. Earlier bundle charts noted that preferred integrations such as electronic payments and resident screening may carry their own terms and fees.
• API access. Rent Manager has listed its API as an add-on available for any bundle.

Compliance paperwork is a cost too. Companies that manage vendor work orders at scale often track vendor certificates of insurance in a separate tool so no uninsured contractor gets dispatched.

Getting bank statements into Rent Manager after you buy

Whatever bundle you choose, the first months in Rent Manager involve bank reconciliation for every operating, trust and security deposit account. Rent Manager Electronic Reconcile imports statements as QIF or CSV files and pre-checks the matches. It does not read PDFs, and owner-held accounts, small banks and takeover history usually arrive as PDFs.
