Propertyware pricing is $1.00 per unit per month on Basic, $1.50 on Plus and $2.00 on Premium, with monthly minimums of $250, $350 and $450. Implementation is a one time fee of two times the monthly subscription, Enterprise and API access add $1 per unit per month, and billable units move in 50 unit steps. Those rates have not changed since at least January 2021.

We read the live Propertyware pricing page on 6 October 2026, including the check marks on each plan card, and compared it with archived copies of the same page from January 2021, September 2022 and March 2025. The per unit rates, minimums and the implementation rule are identical in all of them. Propertyware is part of RealPage and sells mainly to single family and mixed portfolio managers, which is why the minimums assume a few hundred doors.

How much does Propertyware cost per month?

Here is the full published price list. The pricing page asks you to contact sales to buy any plan, but it does print the numbers, which most of its competitors no longer do.

Every plan includes global customization and reports, marketing, property management, owner and tenant portals, maintenance, accounting, screening, payments, unlimited support, unlimited storage and unlimited online training. The page adds that transaction fees apply for screening and payments. It does not print those fees, and the amounts tenants see vary with how each management company configures payments, so ask for them in your quote rather than relying on a review site figure.

What Propertyware costs at your unit count

The minimum is the number that catches small companies. Below roughly 250 units every plan bills its floor, so a 120 door portfolio on Plus pays $350 a month, the same as a 230 door one. Above that, cost scales in a straight line with units. The table shows the monthly bill, the one time implementation and the first year total (twelve months plus implementation) on the published rates.

Add the Enterprise/API option and a 1,000 unit company on Plus moves from $1,500 to $2,500 a month. Because billable units are adjusted in 50 unit increments, confirm with sales whether your count rounds up to the next step; at 1,020 units it is the difference between billing 1,000 and 1,050 units.

Is Propertyware Plus worth it over Basic?

Plus costs 50 cents more per unit and buys three things: two way text messaging, eSignature and inspections. For a 400 unit portfolio that is $200 a month more. If your leasing team already pays separately for an eSignature tool and your field staff run move in and move out inspections on paper, Plus usually pays for itself, because those tools are now inside the system and tied to the unit record. If your company is accounting led and outsources leasing, Basic covers the ledger, portals and payments.

Premium adds maintenance projects and vendor portals for another 50 cents per unit. It makes sense when you run turns and capital projects across many homes and want vendors to see work orders and submit invoices themselves. Once vendor invoices arrive through a portal, the next bottleneck is paying them; teams at that stage often add accounts payable automation so approvals and payments stop living in email.

The cost that is not on the pricing page

Propertyware has no bank feed and no way to import bank transactions. Its Import Data workbook (Settings, Administration Setup, Import Data) covers lease charges and payments, owner journal entries, portfolio balances, the chart of accounts, bills, vendors, owner draws and work orders. Bank activity is not on that list. Reconciliation happens under Banking, Reconcile: you enter the statement ending balance and date, then tick each Money In and Money Out line against the statement, and Propertyware's own help article tells you to work from the printed or PDF statement.

For a company with 40 owner operating accounts, a trust account and a security deposit account, that is 40 or more PDFs to read line by line every month, plus any history you need when you take over a portfolio. The software subscription is the small number. Staff time spent matching PDF lines is the large one.

No. Propertyware prices by unit with a monthly minimum and the pricing page lists no seat fee. What changes the bill is the unit count, the plan, the Enterprise/API add on, the optional contact center and website services, and transaction fees on screening and payments.
