Buildium pricing in 2026 starts at $62 a month for Essential, $192 a month for Growth and $400 a month for Premium. Those are starting prices: the monthly figure rises with the number of units you enter, and Buildium does not publish a per-unit rate. On top of the subscription you pay $99 per business bank account beyond the ones your plan includes, EFT fees of up to $2.35 per incoming payment, and 2.99% on card payments.

We read the live Buildium pricing page on 30 September 2026, including the plan comparison table and the fee notes, and checked an archived copy from December 2025 that already showed the same $62, $192 and $400. Some review pages still quote $58, $183 and $375, the starting prices on archived copies of the page through October 2025. If a site shows those numbers, it has not been updated since the increase.

How much does Buildium cost per month?

The subscription is the smaller part of the decision. The table has the published starting prices and the fees that change the real monthly bill.

What do the Buildium plans include?

All three plans cover the core of property management: listing syndication, applicant and prospect management, a resident portal, work orders and maintenance billing, owner portals, standard and batched financial reports, EFT approvals, bank reconciliation and bank reconciliation rules, and Buildium's help-only AI assistant. The differences are about scale and automation.

  • Essential is the accounting and maintenance core for a small portfolio. There is no onboarding team, support is by ticket, and every business bank account costs $99 to set up.
  • Growth adds staff calendars and time tracking, unit turn automation, property inspections, amenity booking, two-way email and SMS threads, business analytics, reporting and workflow automation, custom fields, onboarding and live phone support. It is the plan Buildium marks as most popular.
  • Premium adds the prospect pipeline, call hub, tour scheduling, eSignatures, AI bill scan and the Lumina AI workforce, the Open API, priority support, 100 included bank accounts and a free first year of incoming EFT.

Buildium fees that change the real bill

Two published fees move the total more than the plan price does for most management companies: bank account setup and incoming EFT. The examples below use only those published rates, so you can swap in your own counts.

Arithmetic on the published per-account and per-transaction fees. Your subscription is added on top and depends on unit count.

The pattern is clear. A company that keeps a separate operating, security deposit and trust account per owner group reaches a dozen bank accounts quickly, and a company collecting most rent by ACH pays the EFT fee hundreds of times a month. At that point Growth's higher starting price is often cheaper in total than Essential, and Premium's free first year of incoming EFT is worth real money.

For leasing, all plans syndicate listings. If you want more reach for vacant units than the syndication feeds give you, a separate rental listing marketplace can sit alongside Buildium without changing your plan.

The cost nobody quotes, loading your bank history

Every Buildium plan includes bank reconciliation, but a new bank feed connection typically brings in only about the last 90 days. Anything older, a portfolio takeover, or an owner-held account at a bank that does not connect has to come in as a CSV or OFX file. Banks and previous managers usually hand you PDF statements instead, and Buildium does not read PDFs.

At a few hundred EFT payments a month the fee difference alone covers much of the price gap.

Does Buildium include bank reconciliation on every plan?

Yes. Bank Reconciliation and Bank Reconciliation Rules are checked on Essential, Growth and Premium on the Buildium pricing page. What differs is how many bank accounts you can set up without the $99 fee, which matters for companies keeping separate operating, trust and security deposit accounts.

Is there a Buildium free trial?
