Yardi Breeze pricing starts at $1 per unit per month for residential properties with a $100 monthly minimum, and $2 per unit for commercial properties with a $200 minimum. Breeze Premier is advertised at $1 per residential unit with a $400 minimum, but Yardi says that rate needs a bundle with its resident screening and renters insurance on a 12 month contract; otherwise Premier is $2 per unit. There are no setup, training or data conversion fees.

We read the live Yardi Breeze pricing blocks on the residential, commercial, affordable and association feature pages on 7 October 2026, Yardi's own pricing FAQ, and archived copies of the pricing page from July 2019, January 2021, October 2023, January 2024, August 2025 and January 2026. Breeze list prices have not moved in that whole period. The only change is the headline Premier residential rate, which dropped from $2 to a conditional $1 at the turn of 2024.

How much does Yardi Breeze cost per month?

Yardi Breeze costs $1 per residential unit per month, with a $100 monthly minimum, so a portfolio pays $100 a month until it passes 100 units. Commercial and mixed portfolios pay $2 per unit with a $200 minimum. Breeze Premier starts at a $400 monthly minimum, and Yardi bills it annually rather than monthly.

Breeze bills on the number of units you managed the month before, or the minimum, whichever is higher. That matters for a growing company: you do not pay ahead for doors you have not signed yet. Plain Breeze is sold only for US residential and commercial properties, which is why affordable housing and associations jump straight to Premier.

Is Yardi Breeze Premier really $1 per unit?

Only with conditions. Yardi's November 2024 pricing post says the $1 Premier residential rate applies when you bundle Premier with Yardi's resident screening and renters insurance on a 12 month contract. Without the bundle, Breeze Premier is $2 per unit per month with the same $400 minimum. The pricing card itself just says "terms and minimums apply".

So if your screening runs through another provider, or your leases already require residents to bring their own renters insurance, budget the $2 rate. Many third party price lists still quote Premier at $2 with no mention of the bundle, and a few older ones leave out the minimums completely, which is how a 120 unit manager ends up expecting a $240 bill and receiving a $400 one.

For a commercial portfolio of 150 units or suites on plain Breeze, the math is $2 times 150, or $300 a month. Below 100 commercial units you pay the $200 minimum.

What is the difference between Yardi Breeze and Yardi Breeze Premier?

Breeze covers the core accounting a residential or commercial manager needs: payables, receivables, general ledger, trust and escrow accounts, budgets, 1099 e-filing, online rent by ACH and card, an owner portal, and paying vendors and owners by check or EFT. Premier adds batch processing, advanced GL controls, custom financial statements, job costing, invoice approval workflows and corporate GL, plus 16 hours of setup support and a dedicated account manager instead of 8 hours.

The difference most accountants care about is the bank side. Yardi documents a Bank Transaction Feed for Breeze Premier that imports daily bank activity and matches it to existing transactions. We found no public Yardi source describing a bank feed for plain Breeze, and no documented upload of a CSV, OFX or BAI2 statement file in Breeze either. Treat that as the deciding question in a sales call: ask which accounts and how many months of history the feed will pull.

Are there hidden fees with Yardi Breeze?

Yardi says there are no setup, onboarding, training, support or data conversion fees, and its pricing post says implementation and training are free. What you do pay for is per transaction: resident screening, and payment charges through RentCafe, although Yardi advertises $0 ACH fees for rent payments. Credit card rent payments typically carry a fee that the resident or the manager pays, so check who absorbs it before you switch tenants over.

The cost buyers forget is the clean-up. Breeze is cheap to start, but the opening balances, the first months of bank activity and every account the feed does not cover still come from bank statements, and most banks send those as PDFs.

What does a Yardi Breeze migration cost in staff time?

Usually more than the subscription. A manager moving 300 doors from spreadsheets or another platform has to reconcile the last few months on the old system, set opening balances, and then reconcile the first Breeze months while the bank connection settles in. Each operating, security deposit and owner trust account produces its own monthly statement. Retyping three months for ten accounts is thirty statements, often several hundred lines each.

Is Yardi Breeze cheaper than Buildium, Propertyware or Rent Manager?

At most portfolio sizes, yes. Breeze's $1 per unit with a $100 minimum undercuts Buildium, whose plans start at $62, $192 and $400 a month and rise with unit count (see our Buildium pricing breakdown). Propertyware charges $1.00 to $2.00 per unit with $250 to $450 minimums plus an implementation fee of twice the monthly charge (Propertyware pricing). Rent Manager now quotes privately; its last published rates were $1.00 to $2.50 per unit (Rent Manager pricing history).

Which Yardi Breeze plan should a property manager choose?

Choose plain Breeze if you manage under about 400 residential units, run one entity, and reconcile a handful of bank accounts a month. You will pay $100 to $400 a month and reconcile from statements. Choose Premier if you need job costing, invoice approvals, consolidated corporate reporting, affordable housing compliance or association management, or if a daily bank feed would save more staff time than the extra $300 a month costs. Above 400 bundled units, Premier costs the same as Breeze, so the decision gets easy.
