DoorLoop pricing is $99 a month for Starter, $189 for Pro and $239 for Premium on monthly billing, or $69, $149 and $209 a month billed yearly. Starter is capped at 10 units. Pro and Premium rise in steps of 20 units, and once you manage more than 300 units DoorLoop stops showing a price and asks you to book a demo for a quote.

DoorLoop's pricing page is a calculator, so the numbers move with the unit slider and the billing toggle. The figures here come from that calculator, the plan table and FAQ on the live pricing page, and archived copies back to 2023. They are list prices, and a signed quote can differ.
How much does DoorLoop cost per month?
Yearly billing is the default view on the page, which is why most people first see $69. Switch to monthly and the same plans cost noticeably more. The yearly discount is not the same on every plan: it is 30% on Starter, about 21% on Pro and about 13% on Premium, even though the toggle advertises "up to 25%" and the FAQ says "up to 20%".
| Plan | Monthly billing | Billed yearly (per month) | Yearly saving | Unit limit |
|---|---|---|---|---|
| Starter | $99 | $69 | 30% | Up to 10 units |
| Pro | $189 | $149 | About 21% | Up to 299 units on the calculator |
| Premium | $239 | $209 | About 13% | Up to 299 units on the calculator |
| 300+ units | Quote on a demo call | Quote on a demo call | Not published | No limit stated |
Yearly plans are billed upfront for 12 months. On monthly billing, added units are prorated and removed units drop off the next bill.
What does DoorLoop cost at 20, 50, 100 and 200 units?
We ran DoorLoop's own calculator logic at common portfolio sizes. Prices move in 20 unit steps, and the results match the per-unit values the page itself shows near 300 units.
| Units | Starter (mo / yr) | Pro (mo / yr) | Premium (mo / yr) |
|---|---|---|---|
| 1 to 10 | $99 / $69 | $189 / $149 | $239 / $209 |
| 11 to 20 | Not available | $189 / $149 | $239 / $209 |
| 21 to 40 | Not available | $199 / $164 | $279 / $239 |
| 41 to 60 | Not available | $219 / $179 | $319 / $269 |
| 75 | Not available | $249 / $209 | $349 / $299 |
| 100 | Not available | $249 / $209 | $379 / $319 |
| 150 | Not available | $289 / $249 | $529 / $429 |
| 200 | Not available | $309 / $269 | $629 / $509 |
| 250 | Not available | $399 / $344 | $809 / $659 |
| 299 | Not available | $459 / $394 | $929 / $759 |
Pro stays cheap for a long time: at 100 units it is $209 a month on yearly billing, only $60 more than at 10 units. Premium climbs much faster and roughly doubles between 100 and 250 units. At scale the gap is several hundred dollars a month, so the Premium-only features have to earn it.
Which fees does DoorLoop charge on top of the plan?
Most transaction fees are paid by the tenant or applicant, but a few land on you, and the higher plans cut or remove them.
| Fee | Starter | Pro | Premium |
|---|---|---|---|
| Merchant application (one-time, per bank account for card and ACH) | $49 | $25 | Included |
| Incoming ACH rent payment (paid by tenant) | $2.49 | $0.99 in the plan table ($1 in another FAQ answer) | Included, custom convenience fee allowed |
| Card rent payment (paid by tenant) | 3.25% | 3.25% | 3.25% |
| eSignature | $3 per document | $1 per document | Included |
| Tenant screening (paid by applicant) | $45 | $35 | $25 |
| Website | $99 a month plus $199 setup, or $999 a year | $49 a month plus $199 setup, or $499 a year | Included |
| Outgoing EFT payment | Not available | $0.99 each | $0.99 each |
| Onboarding | Based on portfolio size | Based on portfolio size | Based on portfolio size |
DoorLoop does not publish an onboarding fee in dollars. Every plan says "based on portfolio size", and the figures you see quoted on review sites are not confirmed anywhere on DoorLoop's own pages. The page also shows a welcome offer banner with a discount for the first months and reduced onboarding "on select plans", but it does not say which plans qualify, so ask on the demo call before you count on it.
How has DoorLoop pricing changed since 2023?
Archived copies of the page and its calculator scripts show four price lists in under three years.
| Period | Starter (mo / yr) | Pro (mo / yr) | Premium (mo / yr) | Notable change |
|---|---|---|---|---|
| 2023 | $59 / $49 | $119 / $99 | $179 / $149 | Base price covered 20 units, trial in the FAQ |
| 2024 | $69 / $59 | $139 / $119 | $199 / $169 | Starter ACH rose to $2.49, screening to $45 |
| Early 2025 | $79 / $69 | $169 / $139 | $229 / $199 | Live bank connect moved into the Pro plan copy |
| September 2025 to now | $99 / $69 | $189 / $149 | $239 / $209 | Starter capped at 10 units, 300+ units quoted on a demo |
The yearly Starter price has held at $69 since early 2025, which is why the headline number feels stable. Monthly Starter tells a different story: $59, $69, $79 and now $99, a 68% increase since 2023. Premium on yearly billing went from $149 to $209 over the same period. Landlords who pay month to month absorbed most of the increase.
What do third-party DoorLoop pricing pages get wrong?
Many pages ranking for this search describe an older version of the pricing page. The common mismatches are these.
- "$3 per unit". The pill on the pricing page is a tooltip that divides the plan price by your unit count. Starter at 10 units on yearly billing works out to $6.90 per unit. It is not a $3 charge for each extra unit.
- "Base price covers the first 20 units". That was true on older versions of the page. The live FAQ says the starting price covers the first 10 units, and Starter cannot go above 10.
- "14 day free trial". Trial wording appeared in the FAQ from 2023 to 2025. The current page offers a demo and no trial wording, so treat a trial as unconfirmed.
- Monthly and yearly swapped. At least one review calls $69, $149 and $209 a temporary promotion and $99, $189 and $239 the "real" yearly prices. The calculator shows the reverse: the higher numbers are monthly billing.
DoorLoop's own FAQ adds to the confusion. Its worked example says 10 units on Starter yearly costs $708 upfront. At $69 a month, 12 months is $828. The $708 figure equals $59 times 12, the 2024 yearly Starter price, left over from an earlier version.
Which DoorLoop plan has bank sync and bank reconciliation?
Bank sync is a Pro and Premium feature. DoorLoop's feed runs on Plaid only, and its help articles say plainly that importing transactions with Plaid is not available on Starter plans. The reconciliation wizard itself (enter the statement ending balance and date, tick the matching transactions, get the difference to $0) does not require Plaid, and the help center describes it without a plan restriction, though the pricing page does not list it for Starter.
Even on Pro, the feed has limits worth knowing before you migrate:
- It syncs transactions from your Accounting Start Date forward and never earlier.
- Sync can lag up to 24 hours depending on the bank.
- After repairing a broken Plaid connection, older transactions (often two to three months back) can come through again and must be excluded as duplicates.
- DoorLoop acknowledges that Plaid does not work for every bank.
Onboarding does not fill the gap either. DoorLoop's data migration help article says it imports your current rent roll or ledger only, and that chart of accounts, transactions and past ledger data are not included. We also found no DoorLoop help article or feature page describing a bank file import in CSV, OFX or QBO format.
That leaves three groups reconciling by hand against the bank statement: Starter users, anyone whose bank Plaid cannot connect, and anyone who needs history from before the Accounting Start Date. Ticking DoorLoop entries against a PDF line by line goes much faster when the statement is a spreadsheet you can sort, filter and sum. BankXLSX converts PDF bank statements, including scanned ones through OCR, into Excel or CSV with date, description, amount and balance columns, which is the routine our bank statement converter for landlords is built around. You use the spreadsheet as your working copy for the tick-off; you are not importing it into DoorLoop.
BankXLSX Starter is $49 a month, or $24 a month billed yearly, for 800 pages with Excel and CSV export. Plus is $149 a month, or $74 a month billed yearly, for 1,920 pages, and adds QBO export, bulk upload of up to 50 statements at once and transaction categorization. Every plan includes unlimited users. If you are on DoorLoop Pro, which syncs income and expense transactions to QuickBooks Online, the QBO export is useful on the QuickBooks side for months the sync never covered. You can try a one-time 15 page demo (up to 5 pages per statement) without a credit card; demo exports may include watermark rows.
Which DoorLoop plan should you pick?
Starter fits an owner with up to 10 units who is fine with PDF-only financial exports and reconciling from statements. Pay yearly: monthly Starter costs $30 more every month.
Pro is the default for most landlords and small management companies between 11 and a few hundred units. It adds bank sync, QuickBooks Online sync, owner statements, 1099s, Excel exports and lower ACH and eSign fees, and it rises slowly with unit count.
Premium makes sense when you need the open API or Zapier, CAM reconciliation for commercial tenants, affordable housing reporting, unlimited users, or many trust and operating bank accounts.

Is DoorLoop cheaper than Buildium at 50 and 100 units?
Buildium publishes only starting prices: $62 a month for Essential, $192 for Growth and $400 for Premium, each rising with the number of units you enter, with no per-unit rate printed. That makes an exact comparison impossible, but the starting prices still set a floor.
| Units | DoorLoop Pro (mo / yr) | DoorLoop Premium (mo / yr) | Buildium Growth | Buildium Premium |
|---|---|---|---|---|
| 50 | $219 / $179 | $319 / $269 | From $192 | From $400 |
| 100 | $249 / $209 | $379 / $319 | From $192 | From $400 |
Buildium Essential starts at $62, below both DoorLoop Starter and Pro, so a small portfolio that outgrows the 10 unit Starter cap may pay less on Buildium, depending on its quote. At the top end, DoorLoop Premium at 100 units on yearly billing ($319) is below Buildium Premium's starting price of $400. Whether Buildium Growth beats DoorLoop Pro at your size depends on the unit-based figure Buildium quotes you. Our Buildium pricing breakdown covers its bank account and EFT fees, and the Buildium bank statement converter page explains how statement history gets into Buildium.
If per-unit pricing is the problem rather than any one vendor, there are two directions. For a handful of units, TenantCloud pricing is lease-based and starts lower. For a growing portfolio, property management software priced flat instead of per unit keeps the bill the same as you add doors, which changes the math once you pass 100 units.
Frequently asked questions
Does DoorLoop charge per unit?
Not as a fixed per-unit rate. Pro and Premium prices step up every 20 units, so Pro yearly goes from $149 at 20 units to $209 at 100 units. The "$3 per unit" pill on the pricing page is a tooltip that divides the plan price by your unit count. Starter is a flat price capped at 10 units.
Does DoorLoop have a free trial?
The current pricing page does not mention a trial. It offers a demo booking instead. Older versions of the page from 2023 to 2025 described a free trial with no credit card, which is why many review sites still list one. Treat a trial as unconfirmed and ask about it on the demo call before planning around it.
How much is the DoorLoop onboarding fee?
DoorLoop does not publish a dollar amount. Every plan lists the onboarding fee as based on portfolio size, so you get the number in a quote. Dollar ranges quoted on review sites are not confirmed by DoorLoop. Note that onboarding migration covers your current rent roll or ledger only, not past transactions or your chart of accounts.
Which DoorLoop plan includes bank sync and bank reconciliation?
Bank sync through Plaid is included on Pro and Premium only; DoorLoop states that importing transactions with Plaid is not available on Starter. The reconciliation wizard works without Plaid by matching entries to your statement ending balance. The feed only syncs from your Accounting Start Date forward, so earlier history has to be reconciled from bank statements.
