TenantCloud pricing in 2026 is $18 a month for Starter, $35 a month for Growth and $60 a month for Pro when billed monthly, or $180, $350 and $600 a year billed annually (two months free). Business is custom and starts at $100 a month. The plans differ mainly by lease cap (10, 30 and 60 leases), bank accounts, and the accounting tools: bank reconciliation, owner statements and tax reports only come with Pro.

We read the live TenantCloud pricing page on 5 October 2026, including both plan tables on it. One detail to know before you buy: the main plan cards show Starter at $18 a month billed monthly, while a second plan table lower on the same page lists Starter at $25 a month billed monthly. The annual price is $180 in both places, so if you are choosing Starter, the yearly bill is the safer number to budget. Review sites still quote older figures such as $18.50 and $16.50, or $55 a month for Pro on annual billing. Those are not on the current page.
How much does TenantCloud cost per month?
Here are the published prices and the limits that decide which plan you actually need. Properties and units are unlimited on every plan; leases are what TenantCloud caps.

Tenant screening is free to the landlord on every plan because the applicant pays for it. ACH rent payments carry a per-payment fee that TenantCloud lists as paid by the tenant, and it falls as you move up: $1.95 on Starter, $1.75 on Growth and $1.50 on Pro.
What do you get on each TenantCloud plan?
Starter is for a DIY landlord with up to 10 leases: online rent payments, maintenance requests, listings and applications, tenant and landlord portals, income and expense tracking, and the basic reports (tenant statement, property statement, rent roll, general income and expenses). There are no team seats.
Growth raises the cap to 30 leases and adds enhanced reporting such as lease statements, deposits and liabilities and 1099 forms, move-in and move-out inspections, a property message board and one team member. It still has no bank reconciliation.
Pro, which TenantCloud marks as the most popular plan, covers 60 leases and nine bank accounts and adds the financial tools: tax reports, bank reconciliation, a separate owner portal, owner statements, an operating statement, a profit and loss statement, owner agreements, management fees and owner contribution and distribution invoicing. If you manage for other owners, Pro is the first plan that fits.
Business is custom priced from $100 a month and adds team management, task management and interface customization for larger companies.
Which TenantCloud plan should you choose?

The jump that catches people is Growth to Pro. Growth is $250 a year cheaper, but it has no bank reconciliation and no owner statements, and that is exactly the work that eats a landlord's evenings at month-end and in tax season.
Is TenantCloud bank reconciliation worth upgrading to Pro for?
It depends on how much of your money actually flows through a connected bank account. On Pro, you open Financials, then Reconciliation, click Start next to a bank account or connect a bank feed, pick a start date and match bank transactions to your TenantCloud entries. TenantCloud's own help article says that, currently, only manual matching is available, with suggested matches you confirm one by one, and you need online payments set up and at least one bank account added before the feature works.
That leaves three gaps that a feed does not cover. Months before you connected the feed, banks the connection does not support, and accounts you only see as PDF statements, such as an owner's account at a local bank. For those, landlords on any plan end up reconciling outside TenantCloud. The quick way is to convert the PDF bank statements to Excel, so every rent deposit, repair payment and mortgage draft sits in a sortable sheet you can tie to the ending balance. If you would rather match the statement against your ledger automatically than tick rows yourself, dedicated bank reconciliation software does that step for you.
For a Starter or Growth landlord, that spreadsheet route often beats upgrading. Moving from Growth to Pro costs $250 more a year. Converting a year of statements for one or two accounts is a single upload session, and the Excel file doubles as the Schedule E backup your CPA asks for.
TenantCloud pricing compared with Buildium and other options
TenantCloud is cheap at the low end. Buildium, the usual next step up, starts at $62 a month for Essential, $192 for Growth and $400 for Premium, rising with unit count, as our Buildium pricing breakdown shows. Buildium includes bank reconciliation on every plan; TenantCloud reserves it for Pro. If you are under 60 leases and do not need trust accounting, TenantCloud Pro at $600 a year costs less than three months of Buildium Growth.
